Monterey Beach Front Condo – Market update October 2015
Both the Ocean Harbor House Condos at 1 and 125 Surf and the Del Monte Beach Townhouses at La Playa and Del Monte are “Beach Area or Beachfront Condo Complexes.
In the last 90 days there have been 4 sales or two sales at each complex. At Ocean Harbor a 2 bedroom, 2 bath at 125 Surf #440, approximately 1214 sq ft. closed escrow on Sept for full list price at $670,000. It sold quickly as had been nicely updated, had great ocean views as well as two decks. Ocean Harbor House Complex has two pools, fitness center, hot tub and sauna.
The other condo at Ocean Harbor was one of the larger one bedrooms at 705 sq ft. It took 41 days to sell and sold for $800,000 (List price was $875,000). It was not really updated but you hardly noticed – the views were so stunning! This unit was truly beachfront. It was an end unit and had panoramic views both North and South. This condo had some of the best views I have seen!
There have been two sales in the Del Monte Beach Townhouses at La Playa. Quite a price range as one sold for $699,000 and the other at $960,000. 26 La Playa was a 2 bedroom 2 .5 bath condo that sold for $699,000. The listed price was $799,000. It was on the market for 45 days. Looks like it only had a glimpse of the ocean. Good price for that popular complex though. The other condo 49 La Playa was the same size as the other unit. It was on the market for 189 days. Guess sometimes patience pays off as this condo sold for $930,000. List price was $998,000. This one was newly remodeled and had good ocean views!
The Del Monte Townhouse condos have attached single car garages. There is also a swimming pool and it is a gated community. It’s an incredible location as you are not only right on the beach, it is an easy walk to town, Fisherman’s wharf. Association Dues are approximately $440 per month which is quite reasonable for a condo on the Monterey Peninsula!
Ocean Harbor House is also a gated community (though pretty easy to walk into the complex. Great spot for watching the sunset, strolling along the Del Monte Beach. If you are fit and ambitious you could walk along the beach to the downtown area. The Del Monte Beach area is off to itself. It’s a small enclave of houses, a few apartments and the one condo complex.
