There were 4 Monterey Condos Sales in January and 1 Condo sale in Del Rey Oaks.  They went from a low of $260,000 to a high of $805,000 (one of the beachfront condo complexes). That is quite a spread. That is not that many sales but then the inventory, especially the condo inventory is extremely low. Two of these sales went to owner occupants and 3 non owner occupant.

820 Casanova # 107 – sold for $260,000 with a list price of $245,000.  Closed 01/13/2017 after only 6 days on the market.
This went to an owner occupant (per the tax records) so with a sales price 15k above list – someone really wanted to get started with ownership and live in Monterey! Right now – it just might be cheaper than renting! So renters start saving for your downpayment!
1 bedroom, 1 bath, approx. 598 sq ft. Washer and dryer, updated kitchen and carport right in front! No hauling those groceries long distances! This condo is at Cypress Park Condos.

116 Mar Vista Drive #120 – sold for $325,000 with a list price of $325,000.  Closed 01/30/2017  after only 7 days on the market. This went to a local investor, not owner occupant. (per tax records) so guessing this will probably be a rental. Well we sure need plenty of those!
This was a studio, 1 bath, approx. 469 sq ft. These were renovated very nicely when the complex was converted to condos a number of years back. Wood floors, granite counter tops and laundry in the unit!  This is at Vista del Mar – wonderful location. Quick access to the freeway both directions, close to the Del Monte shopping Center with great places to eat, go the movies and more.

300 Glenwood Circle #278, Sold for $340,000 with a list price of $340,000  Closed 01/27/2017  after 66 days on the market.
This sale price is in line with other prior sales here so probably why it took a little longer to sale – that and it was the holidays!
1 bedroom, 1 bath, approx. 676 sq ft. Beautifully updated, so of course it has the “current requirements” – stainless steel appliances, granite countertops (hey who can live without that now days?) This was at the Footprints – a condo complex behind Monterey Peninsula College which has it all – indoor pool, fitness room, beautiful landscaping. Local address but not owner occupied (per tax records)

630 Pheasant Ridge Rd. #121, Del Rey Oaks  Sold for $432,000 with a list price of $447,000 Closed 01/26/2017 after 20 days on the market.  2 bedroom, 2 bath approx. 1056 sq ft. New paint, fireplace, new windows, balcony with mountain views. Lower level unit. This one went to an owner occupant (per tax records). This one was at the very popular complex – The Oaks of Del Rey Oaks. For a complex with 150 units – this one doesn’t have much turn over! Hmm, guess people like it here.

Key Takeaway:  4 of the 5 sales in Monterey were under $500,000. The two least expensive sold in a week or less. So you have to move fast, especially on the  more affordable condos!

125 Surf Way #417  Sold for $805,000 with a list price of $925,000 (marked down to $880,000 when sold). Closed 01/31/2017 – 83 days on the market.  2 bedroom, 2 bath, approx. 1214 sq. ft. Lots of high end upgrades, granite, limestone, the best of stainless steel appliances, silver inlay tiles, plantation shutters. But best of all a panoramic ocean views, as well as city lights at night. Has two decks, one very large one upstairs. Carport close by. This one is not actually oceanfront as it’s behind the pool. But views are incredible. Not hard to guess that this one is not owner occupied but they are close enough in San Jose to get lots of enjoyment from this Ocean Harbor House Condo.
