Ocean Harbor House Condos Market Update for 2015
Sales for Year – 2015: There were 13 condo sales at Ocean Harbor House Condos in Monterey. These ranged from a low of $365,000 up to the high of $800,000. Prices are based on location of condo – how good the view, how close to the water, on the size of the condo – small one bedroom or one of the larger two bedrooms. And also on condition of condo – has it been remodeled.
View/Location Affects Price the Most: Out of these 3 factors location/view is the most important. Condo #144 at 1 Surf Way sold for $800,000. It was one of the medium sized one bedrooms at 718 sq ft. It was not updated and only in fair condition. But what an incredible view from every window and deck! It was closest to the water with a wraparound deck. You could see south towards the harbor area and north towards Santa Cruz. This one also had a garage (many don’t). It also had a laundry area inside another popular feature. But once you saw that view – the other details just weren’t that important. It was an all cash sale.
Lower end of the spectrum: was 125 Surf Way #337 which sold for $365,000. This was a 1 bed, 1 bath 555 sq ft. This is further from the water, and with a small view, carport. Still a good price for the incredible location. Two other one bedroom condos 1 Surf Way # 111 and #126 sold for $399,000 and $425,000.
Two Bedroom Condos Sold: There were 4 – two bedrooms that sold last year – they ranged in size from 1 Surf Way #127 at 1023 sq ft., up to 125 Surf Way #440 at 1277 sq. ft. This last one was a bargain at $670,000. It was updated with granite counter tops, tiled bath. This condo was behind the pool and up high enough so you had a wonderful view! Deck off the living room and large oversized deck off the second floor. This unit had a carport which was near the unit.
